SUPPLIER MARKET ANALYSES
We carry out mapping and analysis of supplier markets in connection with strategy development, exposure to competition and outsourcing of FM services.

FM STRATEGY AND THE ORGANIZATION MODEL
We assist with developing FM strategies in connection with internal improvement processes, exposure to competition and outsourcing of FM services. Based on analyses of the enterprise’s objectives, strategies, business plans and future needs compared with our knowledge of the supplier market, we develop operational and organizational models that are adapted to the needs of the enterprise and its frameworks.

For enterprises with internal ’order and execute’ models, we help to clarify the requirements of the deliveries and establish and implement internal delivery agreements.

CONDUCTING COMPETITIONS
We conduct competitions in the market based on demand analyses and specification strategies for implementation. Based on analyses of the current FM model and needs of the enterprise, we develop requirement specifications, Service Level Agreements (SLA) and formulate tenders.

We assist enterprises in evaluating offers and contract negotiations, as well as contract implementation. When necessary, we are able to prepare contracts and offer legal services in connection with the enterprise’s assignments.

DEVELOPMENT OF SLAs AND KPIs
We develop means-tested Service Level Agreements (SLA) and Key Performance Indicators (KPI) based on the most effective practices and national and international standards. Furthermore, we assist in the development of reporting routines, the formalisation of the different types of collaboration and follow up regimes during the contract period.

BENCHMARK AND RENEGOTIATION
We offer benchmarking analyses and support when renegotiating FM contracts. Based on analyses of current deliveries, expenses and the future needs of the enterprise, we identify the potential for improvement and possible efficiency measures. We assist the contract owner in carrying out negotiations and formulating new contracts.

NEGOTIATION SUPPORT
We offer negotiation support to enterprises that seek assistance from experienced negotiators when entering into FM contracts. We train the negotiation team in their preparations and ensure that the team has control of the facts and joint goals, and that each individual is well-acquainted with their tasks in the negotiation room. We are the negotiation manager’s right hand and ensure that the negotiation process is managed well. Through systematic debriefing of the team following negotiations, we contribute with the further development of negotiation skills internally.

IMPLEMENTATION ASSISTANCE
Modifications to FM strategies and the implementation of FM contracts can often have extensive consequences for work processes, HR, organization, the system interface and responsibility interface, both internally and externally. It can often be correct to manage the implementation phase as a separate project and then possibly as a collaboration project with the FM supplier.
